Cambridge Sale Prices Range From $600,000 to $6.9 Million in July

CAMBRIDGE -- Eleven property transfers were recorded in Cambridge between July 3 and Aug. 1, with disclosed sale prices ranging from $600,000 to $6.9 million and a median of $1,610,000 among the six transactions that listed a price.

MARKET OVERVIEW

Eleven deeds were recorded in Cambridge during the four-week period. Of those, six listed a sale price, ranging from $600,000 for a condominium unit at 192 Larch Rd to $6.9 million for a property at 175 Coolidge Hill. The median sale price among the six disclosed transactions was $1,610,000. The remaining five transfers, nearly half of all recorded deeds, listed no consideration amount, which is common for deed records involving trusts or transfers between family members. Based on the raw count of 11 recorded transfers, no comparative data from prior months was available to assess whether this period was more or less active than usual.

TOP SALES

The period's largest transaction was the $6,900,000 sale of 175 Coolidge Hill, recorded July 3. The seller was Coolidge Hill LLC; the buyers were the CMA Nominee Trust and Allison L. Collins, as trustee.

The second-highest sale was $3,825,000 for 24 Coolidge Ave, recorded July 7. The sellers were Richard W. Wagner and Martha G. Wagner; the buyers were Kate Cetrulo Bjornlund and Kyle E. Bjornlund.

A Cambridge property sold for $1,995,000 on July 8; the deed record did not include a street address. The seller was Susan Barron, as trustee; the buyer was John F. Yee, as trustee of a revocable trust.

Unit 104 at 20 Corporal McTernan St sold for $1,225,000 on July 7. The sellers were the Talah Park Realty Trust and Raymond S. Park; the buyer was KDG Holding LLC.

Unit L3D at 395 Broadway sold for $700,000 on July 8. The seller was Debra Banaszak, as trustee of the Eugenia H. Conway Revocable Trust; the buyer was Kate Repka.

NEIGHBORHOOD BREAKDOWN

Two sales shared a street: 29 and 31 Bigelow St, both recorded July 3, were transfers from G. Patrick Hollenbeck to a revocable trust in his own name. Neither listed a sale price.

Among the six disclosed sales, two sold below $1 million (192 Larch Rd Unit 2 at $600,000 and 395 Broadway Unit L3D at $700,000); two sold between $1 million and $2 million (20 Corporal McTernan St Unit 104 at $1,225,000 and the undisclosed-address property at $1,995,000); and two sold above $2 million (24 Coolidge Ave at $3,825,000 and 175 Coolidge Hill at $6,900,000).

The remaining five sales, all with price not disclosed, were recorded at 3 Ellery Pl, 16 Maple Ave Unit 2, 31 Bigelow St, 29 Bigelow St and 17 Vineyard St.

MARKET NOTES

At least five of the 11 recorded transfers — 3 Ellery Pl, 16 Maple Ave Unit 2, 31 Bigelow St, 29 Bigelow St and 17 Vineyard St — moved property from an individual or couple into a revocable trust bearing the same name or names, a pattern consistent with estate planning. None of these five listed a sale price. The recorded transfers included a mix of property types: four condominium units (395 Broadway Unit L3D, 20 Corporal McTernan St Unit 104, 16 Maple Ave Unit 2 and 192 Larch Rd Unit 2) alongside single-family and other properties. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed.
