Cambridge Home Prices Cluster Near $1 Million as Sales Top $2.9 Million

CAMBRIDGE -- Fourteen residential deeds were recorded in Cambridge between June 26 and July 25, with disclosed sale prices ranging from $650,000 to $2,952,000. Condominium units accounted for eight of the 14 transactions, and four transfers moved property from individual owners into family trusts without a disclosed price.

MARKET OVERVIEW

Fourteen sales were recorded in Cambridge during the period. Of those, nine transactions disclosed a sale price, ranging from $650,000 to $2,952,000, with a median of $1,015,000 among the nine disclosed sales. The remaining five transactions carried no disclosed price, a pattern common in deed data and not necessarily indicative of below-market activity. Based on the raw count of 14 recorded deeds, the period shows a moderate volume of recorded property activity, though the five undisclosed-price transfers limit how fully that count reflects arm's-length market sales.

TOP SALES

The highest-priced sale was 302 Brookline St, which sold for $2,952,000 on June 26. Seller Diane Gerros transferred the property to the Beaudrose Trust, with Bryan Beaudreault as trustee.

30 Brookford St sold for $1,476,000 on June 26. Lisa Christine Lambert sold the property to Brookford Street LLC.

118 Kinnaird St Unit 2 sold for $1,275,000 on June 26. Sellers John J. O'Brien Jr. and Barbara J. O'Brien transferred the unit to Alice E. Stanton and Sara J. Diaz Saravia.

21 Lee St Unit 2R sold for $1,100,000 on June 26. Pamela R. Chang sold the unit to Katrin Schneck and Kiame Mahaniah.

55 Magazine St Unit 54 sold for $1,015,000 on June 26. Seller First Magazine LLC transferred the unit to Ryan Edward Alekman and Rebecca Mari Stowe.

NEIGHBORHOOD BREAKDOWN

No street had more than one recorded sale during the period; the 14 transactions were spread across 13 different streets, including Massachusetts Avenue, Brookline Street, Brookford Street, Kinnaird Street, Lee Street, Magazine Street, Elm Street, Beech Street, Tremont Street, Locust Terrace, Highland Avenue, Larch Road and Ellsworth Avenue.

By price tier, four disclosed sales fell in the $500,000-to-$1 million range: 17 Locust Ter Unit 2 ($650,000), 126 Tremont St ($790,000), 7 Beech St Unit 301 ($910,000) and 174 Elm St Unit 1 ($962,000). Five disclosed sales exceeded $1 million: 55 Magazine St Unit 54 ($1,015,000), 21 Lee St Unit 2R ($1,100,000), 118 Kinnaird St Unit 2 ($1,275,000), 30 Brookford St ($1,476,000) and 302 Brookline St ($2,952,000). Five transactions -- a Massachusetts Avenue unit and properties on unspecified Cambridge streets, Highland Avenue, Larch Road and Ellsworth Avenue -- had no disclosed price.

MARKET NOTES

Condominium units made up eight of the 14 recorded transactions, including sales on Massachusetts Avenue, Kinnaird Street, Lee Street, Magazine Street, Elm Street, Beech Street, Locust Terrace and Highland Avenue.

Four of the five undisclosed-price transfers moved property from an individual owner or owners into a trust bearing the same family name: a Cambridge property from Thomas O. Rodes and Sachiko T. Rodes to Thomas O. Rodes Tr. and the Sachiko T. Rodes Trust; 40 Highland Ave Unit 1 from Deborah L. Blacker to Deborah L. Blacker Tr. and the Blacker Highland Realty Trust; 149 Larch Rd from Taylor Washington IV and Kara W. Swanson to themselves as trustees of a trust under a similar name; and 9 Ellsworth Ave from Robert M. Corning Jr. and Lauren J. Corning to Robert M. Corning Jr. alone. Deed data does not indicate the reason for these transfers.

Separately, 126 Tremont St sold for $790,000 on June 26, with sellers listed as Nicole Zerola and the estate of Sujata K. Whaley, transferring to Francheskos LLC.
