Cambridge June Deeds Span $500,000 to $3.25 Million With $825,000 Median Sale Price

CAMBRIDGE -- A $3.25 million acquisition by a corporate entity topped a concentrated cluster of Cambridge deed recordings in mid-June, with nine of 14 recorded transfers carrying disclosed sale prices that spanned from $500,000 to that seven-figure high.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 14 Cambridge transfers between June 12 and June 15, 2026. Nine of those carried disclosed consideration amounts. Prices ranged from $500,000 to $3,250,000, with a median sale price of $825,000 among the nine priced transactions. The remaining five transfers were recorded at no stated consideration; each moved property from individuals to trusts or between the same individuals in a trustee capacity. That both recording dates fall within a four-day window makes this a concentrated filing cluster rather than a full month of activity, and the 14-deed total reflects that scope.

TOP SALES

The period's highest-recorded transfer, at $3,250,000, was acquired by Ellery LLC from Jean E. Reposa and Diane R. Reposa on June 15. A specific street address was not included in the deed data available. The corporate buyer paid more than twice the price of the next closest disclosed transaction in the period.

At 35 Walden St., Unit 3D, Nicholas and Emilee Confrey purchased the condominium from Leon D. Sanchez for $1,514,000 on June 15.

One day earlier, on June 12, Shaun McGuire and Alison Magruder paid $1,447,000 for 32 Copley St., Unit 2, acquiring the property from Wenlong Jiang and Xiaohui Zhou.

Alicia and Mark Szretter rounded out the top four priced transactions with the $1,250,000 purchase of 175 Richdale Ave., Unit 102, from Karen Nelson and Steven Papamarcos, also on June 12.

NEIGHBORHOOD BREAKDOWN

All four transactions above $1 million involved condominium units — on Walden Street, Copley Street, and Richdale Avenue, along with the undisclosed-address corporate acquisition.

The five remaining priced sales clustered between $500,000 and $825,000. Upland Road was the only street represented twice in the recording period: Scott L. and Lisa M. Dalrymple purchased Unit 3 at 15 Upland Rd. for $825,000 on June 15, while 85 Upland Rd. transferred between the same parties — Charles E. and Wendy L. Leiserson, individually to themselves as trustees — at no stated consideration. A unit at 950 Massachusetts Ave. sold for $805,000; 5 Brewer St., Unit 3, changed hands for $720,000; and the two lowest priced transactions were 20 Chestnut St., Unit 11, at $525,000 and 29 Donnell St. at $500,000.

MARKET NOTES

Condominium units accounted for the substantial majority of priced sales in this period, appearing across Walden, Copley, Richdale, Massachusetts Avenue, Brewer, and Chestnut streets. Of the non-unit addresses with activity — including Donnell Street, Seventh Street, Frost Street, and the undisclosed Reposa-to-Ellery LLC property — only 29 Donnell St. carried a disclosed sale price. Five of the 14 recorded deeds reflected trust formations or trustee transfers, with grantors and grantees sharing family names in each instance and no consideration stated. One grantor, Bruce Rubinger, recorded transfers of two separate properties to trusts on the same date, June 15: 69 Harvey St., Unit 8, and 150 Cambridge St., Unit A413.
