CAMBRIDGE -- A single-family sale on Forest Street topped Cambridge's June recording period at $3.28 million, anchoring a month in which only six of 15 recorded transactions carried disclosed prices — a pattern common in deed data that limits full market analysis.

Among those six, prices ranged from $379,000 to $3,280,000, with a median of $1,977,000. The remaining nine transfers were recorded without a stated consideration, which is typical for trust reorganizations, estate transfers, and certain intra-family conveyances. Any market-wide conclusions should be read against that disclosure rate.

  • 6 Forest St. led all transactions at $3,280,000, recorded June 8. Sellers David and Julia Holloway conveyed the property to Stephen D. Yslas and Alice Louise Troy, both acting as trustees. At 335 Huron Ave., Marcelo and Carola Orozco paid $2,595,000 on June 11, acquiring the property from Christian Reich and Morisa Mechelle Reich. A commercial-flavored transfer followed at 280 Green St., where Green Street LLC purchased from Lonsdale Realty Corp. for $2,250,000 on June 11. The condominium at 18 Tufts St., Unit 1, sold for $1,704,000 on June 9; Elizabeth M. and Christopher M. Cuddy bought from Rory Brinkmann and Kieran Kinkel Brinkmann. At the lower end of disclosed sales, Unit 1103 at 8 Museum Way changed hands for $686,550 on June 8, with Rebecca and Heather Satterwhite purchasing from Paige K. Malinowski.

One additional sale recorded at $379,000 was filed without a street address, making geographic placement impossible; that transaction involved a transfer to the Catherine D.
