Cambridge startup roundtable urges rent relief, faster permits to keep innovation hub competitive

CAMBRIDGE — June 9, 2026 — Cambridge's Economic Development Committee hears alarm bells over startup ecosystem erosion. The Economic Development and University Relations Committee held a roundtable June 9 with leaders of the city's major innovation infrastructure, including LabCentral CEO Maggie Berthon, The Engine CEO Emily Knight, CIC CEO Denise Medlinka, CIC founder Tim Rowe, Y Combinator General Partner Ankit Gupta, and Ginkgo Bioworks CEO Jason Kelly, who together described a compounding crisis of high commercial rents, slow permitting, and federal research funding cuts. Berthon disclosed that LabCentral had slashed bench rents from $4,600 to $3,000 a month to keep resident startups afloat, pushing occupancy from 60 to 90 percent but leaving revenue flat, and that she receives weekly offers from Seaport and Somerville landlords offering three years of free rent to lure the organization out of Cambridge. City Manager Yi-An Huang conceded that "we've been coasting" on a thriving ecosystem and "aren't making these investments" while other cities pour hundreds of millions into building competing hubs. Rowe argued that a structural lending dynamic — in which banks discount startup-tenant revenue, forcing landlords to chase credit tenants over fledgling companies — is keeping millions of square feet of Kendall Square and Binney Street space empty despite proximity to MIT, and called for a second generation of Cambridge's landmark innovation-space zoning, potentially including property-tax relief on startup-designated space.
