Housing Panel Debates Arts-Space Zoning Trade

Housing Committee · Meeting of October 1, 2026

Cambridge weighs letting developers build taller in Central Square to save its arts venues. At a joint Housing Committee and Neighborhood and Long-Term Planning Committee hearing, Senior Urban Designer Brian Gregory presented a framework offering density bonuses in exchange for new or preserved cultural space, after the square lost an estimated 30,000 square feet of such space in 10 years. BID President Michael Monestine warned that one-story venues including the Cantab Lounge, the Middle East and the Phoenix Landing are all at risk from upzoning, while Councillor Marc McGovern cautioned that piling on requirements means "nothing gets done." Councillor Ayah Al-Zubi pointed to a city-owned-land study covering 10 sites with capacity for roughly 250 housing units and 30,000-plus square feet of cultural space.

A public open house is set for October 29, with a council petition targeted by year's end.
